House prices in the North of England

Sheffield’s average house price of £220,000 sits about 11% below Leeds and 13% below Manchester. That gap adds up if you’re buying more than one property: two average homes in Manchester cost £504,000, and two in Sheffield cost £440,000, which leaves £64,000 for fees, furnishing or a deposit on a third. New-build investment apartments in Sheffield start from around £127,000.

Price growth in the North of England

Leeds led for price growth over the past year at 3.8%, while Sheffield managed 2.8% and Manchester 1.2%. It’s true that a single year doesn’t tell you much, since local figures jump around more than national ones, and all three cities have grown steadily over the longer run. Savills projects around 25% cumulative growth across Yorkshire and the Humber by 2030, which covers both Sheffield and Leeds. Sheffield sits in the middle on growth, but it’s starting from a lower price.

Rents in the North of England

Manchester is well ahead on rent, at £1,373 a month. Leeds averages £1,145 and Sheffield £931. On rent growth, Sheffield edges it: 4.3% against 4.2% in both Leeds and Manchester. In all three cities, rents are rising faster than prices, which pushes yields up.

Yields in the North of England

Divide average rent by average price and Manchester comes out top at around 6.5% gross, followed by Leeds at around 5.5% and Sheffield at around 5.1%. It’s important to note that these are blunt averages: they lump family houses in with city-centre flats, and investors rarely buy the average property. Within each city, yields vary a lot by postcode and property type.

A word of warning on the yields you’ll see quoted elsewhere, including by us. Developers publish projected yields for specific new-builds. In Sheffield, apartments near Meadowhall project 8%+ on standard tenancies, subject to property type, location and tenant. That’s a projection for one development, so don’t set it against the city averages above. What each city offers investors, in a nutshell
